We finally got the appraisal report back and closed on our line of credit so the numbers on the Trail House are officially in and we are STOKED! 

We were aiming for an after repair value of $350k so we were so excited when it came back at $370k!!! This market is crazy. When we started work on this house we thought we would be lucky to get $2,000 in rent, but as time passed the rental market went up and when we listed it at $2,400 we had dozens of inquiries and quickly found a highly qualified renter. Moral of the story, sometimes perceived obstacles (like renovation delays) can actually turn into an advantage.
